Floating Commission Scale

Your commission split at Winslow Homes is based on your annual sales volume (total sale price of closed transactions). As your production grows, your split improves. This is a rolling system. Tiers do not reset to zero at the end of each year.

How the Rolling Tier System Works

This is not a reset-to-zero model. Your production follows you from year to year. Here is how it works:

Your Year-End Production Sets Your Starting Tier

At the end of each year, your total closed volume determines which tier you start at the following year. You do not drop back to 50/50 on January 1st. Your earned tier carries forward based on what you produced.

Move Up Mid-Year, Keep It for 12 Months

If you exceed your current tier during the year, you move up immediately. That higher tier follows you for one full year. If you keep producing at or above that level, it stays. If your production drops, your tier adjusts at the start of the following year to match your actual output.

New Agents Start at Their Proven Level

When you join Winslow Homes, your starting tier is based on your documented production at your previous brokerage. Bring proof of your annual volume and you start at the tier that matches, not at the bottom.

Life Happens Protection

If a family event or medical situation prevents normal work operations during the year, your tier pauses. You will not be penalized for circumstances outside your control. Speak with management to arrange a tier hold.

Real-World Example

Year 1 (You join Winslow Homes): You produced $4M at your previous brokerage. You start at 75/25 (Tier 3). That year you close $7M. You move up to 80/20 (Tier 4).

Year 2: You start the year at 80/20 because that is what you earned. You hold that split all year. But this year you close $2M.

Year 3: Based on $2M production in Year 2, you start at 70/30 (Tier 2). Close more and you move back up during the year. Your tier always reflects your actual production.

The bottom line: Produce more, keep more. Your split is always tied to your real output. No arbitrary resets. No surprises. If you grow, your income grows with you.

Submit commission payout requests through our online Check Request Form. Payments are processed within 5-7 business days of transaction close.

Frequently Asked Questions

Do tiers reset to zero every January?

No. Your year-end production determines your starting tier for the next year. If you closed $7M this year (Tier 4, 80/20), you start January 1st at 80/20. Your tier follows your production, not the calendar.

What if my production drops one year?

Your tier adjusts at the start of the following year to match your actual output. If you held 80/20 but only closed $2M, you start the next year at 70/30 (the tier matching $2M production). Close more and you move back up during the year.

I'm a new agent joining from another brokerage. Where do I start?

At the tier matching your documented production at your previous brokerage. Bring proof of your annual sales volume and your starting split reflects your track record, not a default starting point.

What if I have a medical or family emergency?

Your tier pauses. If a family event or medical situation prevents normal work operations, your tier is protected. You will not be penalized for reduced production during that period. Contact management to arrange a tier hold.

When do I get paid?

Paper checks are processed 5-7 business days after your transaction closes and your check request is approved. eChecks Deluxe deposits arrive 2-3 days faster. Your exact commission is calculated automatically in BrokerSumo once closing documents are received.

What counts toward my sales volume?

The full sale price of every closed buy-side and sell-side transaction. Sell a $500,000 home and $500,000 goes toward your annual volume. Management tracks your year-to-date totals and applies the correct split automatically.

What if I disagree with my commission calculation?

Review your transaction in BrokerSumo. If you find an error, contact management immediately with your MLS number and transaction details. Discrepancies are reviewed and corrected right away.
